Marriott plans to open seven EDITION hotels this year

Marriott’s EDITION brand hotels have announced that they are planning to open seven new hotels in 2021. These will be in Rome, Madrid, Dubai, Reykjavik,Tampa, Mexico’s Riviera Maya and a second property in Tokyo. There are 11 hotels worldwide at the moment and these new properties will expand the group to 18 properties with more in the pipeline for 2022 and beyond.

EUROPE

  • The Reykjavik EDITION – due to open in Summer 2021

This hotel is located next to the Harpa Concert Hall, in the centre of Reykjavik and will have 253 bedrooms, rooftop bar, ballroom and meeting space.

  • The Rome EDITION – due to open in Autumn 2021

Situated in the centre of Rome, close to Via Veneto and Bernini’s Tritone Fountain in Piazza Barberini, this hotel will be Edition’s first hotel in Italy. There will be 95 guest rooms and suites; the Penthouse suite will have a private terrace. The hotel will have a rooftop terrace and outside dining space, meeting rooms, rooftop swimming pool, gym and treatment rooms.

  • The Madrid EDITION – due to open in Autumn 2021

The first EDITION in Spain opened in Barcelona in 2018. The Madrid EDITION is near Puerta de Sol in a quiet square surrounded by historic buildings and within walking distance of three of most important art museums in Madrid. The hotel will have 200 beautifully appointed bedrooms and suites, some with terraces. There are five food and beverage outlets including a signature restaurant, cocktail bar, Sky Bar and rooftop terrace, together with an outdoor pool, fitness centre and spa. Flexible studios will provide around 350sqm of meeting and event space.

REST OF THE WORLD

  • The Dubai EDITION – due to open in Autumn 2021

Situated in downtown Dubai, the hotel is opposite the Dubai Mall. There will be 210 rooms and suites, three food and beverage outlets, pool, spa and fitness centre. In addition to a ballroom, there will be several meeting rooms and event spaces boasting multiple meeting rooms

  • The Tokyo EDITION, Ginza – due to open in Autumn 2021

This will be the second Edition to open in Tokyo and is located close to Chuo Street in the shopping and leisure area of the city. There will be 78 bedrooms and suites, a rooftop bar, meeting studio and a fitness centre.

  • The Riviera Maya EDITION at Kanai – due to open in Winter 2021

EDITION Hotels’ first in Mexico, this will be a beachfront property hotel located within the Kanai development. Riviera Maya is known for its mangroves and lagoons, ancient Mayan cities, tropical beaches, ecological reserves and the world’s second largest coral reef. The hotel will have 180 bedrooms and suites, six food and beverage outlets,beach club, destination spa. As well as multiple meeting spaces, the hotel will also have an extensive outdoor deck for large scale events and parties.

  • The Tampa EDITION – due to open in Winter 2021

The Tampa EDITION will become the fifth US property from EDITION Hotels and is located within the new Water Street Tampa neighbourhood. The hotel will have 172 bedrooms and suites and six food and beverage outlets, including a rooftop bar and terrace. The property will also have a spa, fitness centre and more than 550sqm of flexible meeting and events space.

Four Seasons Hotel Madrid will open in May 2020

Following seven years of building restoration and development, the Four Seasons Hotel will open on 15th May 2020 in Madrid. It is located in Centro Canalejas with the Galería Canalejas, a luxury shopping mall of 40 luxury boutiques. The development is in seven historical buildings which will also house residential and commercial property.

The Four Seasons hotel is the first of this brand in Spain. It will have 200 bedrooms and more than 1,400 square metres of flexible function spaces. This includes the oval-shaped Sol Ballroom which has capacity for up to 300 people classroom style or 340 banquet. There are four more smaller meeting rooms and an outdoor walled courtyard which can be used for breaks and receptions.

There are three dining options, a rooftop restaurant from Spanish celebrity Chef Dani Garcia, a gastrobar serving tapas and cocktails and a lobby bar and lounge. The spa will be the largest in any hotel in Madrid and has an indoor pool and sun terrace looking out across Madrid’s rooftops.

Transfer time from Madrid Airport is 25-30 minutes.

New Gastronomic Space in Madrid

European hotel profits fall as hotel openings increase competition

Profit per room at hotels in mainland Europe fell by 9 per cent year-on-year in January – the largest margin of decline in this measure since August 2016 – as revenues dropped and costs escalated, according to the latest data from HotStats.

However, conference average room rate in January was up 3.7 per cent year-on-year. Total conference and banqueting revenue exclusive of rooms was up 0.5 per cent in the month.

A glut of new hotel bedrooms throughout Europe seems to have created more competitive pricing.

David Eisen, director of Hotstats hotel intelligence and customer solutions, said: “I’d say that new supply does have an impact on demand, weakening it to some degree. In 2018, more than 53,000 rooms opened throughout Europe, which was reportedly the highest number of new hotel openings ever recorded. This has an impact on occupancy levels.”

January is historically a slow month for hotels in Europe and the dip should not portend gloom for the full year, according to the report. Hotstats says that this is evidenced by mainland Europe’s very successful year of operation in 2018, during which hotels in the region recorded a 9 per cent increase in GOPPAR (total gross operating profit for the period divided by the total available rooms during the period.)

But within the average figures, the story varied throughout Europe with Lisbon, for example, recording a 6.4 per cent decrease in profit per room while Madrid’s total gross operating profit GOPPAR soared by 31 per cent in the month. The growth in profit was led by a 9 per cent increase in average room rate, which hit €151.61 and was a fourth consecutive month of significant growth in rate.
