Rate Check – How much can you expect to pay?

It’s great news that events are starting again, so we thought it would be interesting to look at the rates that are being quoted by venues in different parts of the country.

There is demand, but event bookers are reluctant to confirm the booking until the government guidelines are clear about social distancing and the pilot events have been completed.

As usual rates are higher in months where there is less availability and they are lower outside London.

For example, we’ve looking at a 3-day event for 350 people in February 2021 and comparing various locations around the country. The rates vary, as follows:

However, the rates are higher for 2021. This is for a mid-week one day event for 30 people, where we’ve been quoted daily delegate rates of:

Some venues are sticking to previous rates, some venues are increasing rates to take account of fewer people in the same space. Pricing isn’t consistent at the moment, with some venues requesting supplements or additional room hire costs.

Social distancing is a big problem for venues and both they and the event bookers need to know what they can do in terms of capacity. It’s not just for the meeting rooms, but moving around the venue, catering and restrooms. Venues with outside space definitely have an advantage. After a turbulent year, the venues will need to be confident that they can operate at a profit when they open.

The Meetings Industry Association carried out a survey into social distancing in May 2020 and found that:

  • The majority (82%) of venues confirmed they can operate with social distancing measures in place.
  • Nearly half (46%) of respondents identified that their venue’s capacity would have to be more than halved, with 27% highlighting a reduction of between 41-50% would be required.
  • As a result of these reduced capacities, 59% of venues would not break even.
  • Over 80% expect to lose more than half of their turnover per month.
  • 17.5% of venue operators say it would be ‘impossible’ to open their venue while adhering to social distancing measures, both on commercial and operations grounds.

It will take some time for things to settle down. We will continue to review rates and report on trends as the bookings increase and report.

Planning approved for new EventCity

Plans for a new and bespoke EventCity have been approved. The application proposed the creation of a state-of-the-art venue in TraffordCity, in the present site of the Soccerdome.

Boasting an enhanced premium offering whilst still providing the same blank canvas as its existing core offer, the new site will bring EventCity even closer to several leisure venues and hotels, as well as providing excellent road and public transport access.  

At 23,700 sq. m, the purpose-built facility will cater for a range of events and will be more malleable, allowing for areas to be divided off with acoustic walls, so multiple events can take place at any one time. The venue will include updated features, such as a central foyer with breakout space and a reconfigured entrance.

With the doors to the new venue set to open in Spring 2021, the current EventCity will remain in operation until then. Work will commence at the new site immediately, with EventCity and Peel L&P entering a new, long-term lease of 25 years.

Hyatt unveils plans for two Manchester hotels

Hyatt has announced plans to open two hotels in Manchester including the UK debut of its extended stay brand Hyatt House.

Hyatt Regency Manchester Oxford Road and Hyatt House Manchester Oxford Road will be located in the landmark “The Lume” building and both properties are expected to open in 2020.

The Hyatt Regency, the brand’s third UK hotel, will feature 212 rooms plus a restaurant, bar, club lounge, fitness centre and seven meeting rooms. While Hyatt House will offer 116 “apartment-style” living rooms.

The move will help to increase the number of Hyatt branded hotels in the UK up to 11 by 2022.

Felicity Black-Roberts, Hyatt’s vice president of development Europe, said: “Hyatt has been focused on growing its brand presence in the UK, and with Manchester being one of UK’s most important commercial centres, this is a milestone.

“Manchester is also a destination that is increasingly gaining popularity with leisure travellers. The location by the university will allow the Hyatt Regency and Hyatt House brands to capitalise on two very different, but important, market segments by allowing guests to choose the right setting for their needs.”

Competition in Manchester’s extended-stay hotel market is set to further hot up with Marriott’s announcement that it will be bringing its Residence Inn brand to the city next year.

Marriott is to rebrand and refurbish the existing Northern Quarters Serviced Apartments Manchester with the Residence Inn set to open in late 2020.

The 155-room hotel, which is located within walking distance of Manchester Piccadilly station, will offer a range of one and two-bedroom apartments with kitchen facilities.

During this phased refurbishment, the property will operate 84 serviced apartments under the Northern Quarters brand.

Depot, a new venue in Manchester opening this Summer

Depot is a 10,000 capacity venue for culture located at Manchester’s historic former railway station, Mayfield. The venue is located next to Manchester Piccadilly station and Manchester Piccadilly Metro is a couple of minutes’ walk away.

The venue will be available for corporate events and private hire. It will have a main performance space, Depot, with a capacity for 10,000 people. There are two smaller spaces, Concourse and Archive.

The whole site is 30 acres in size and it is awaiting planning consent for redevelopment. The work will take about five years to complete.

Depot is set to launch at Mayfield this summer with Manchester Pride Live on August 24 and 25, 2019. The new arts, music and culture space will open with a world premiere of ‘Invisible Cities’ by 59 Productions and Rambert, a contemporary ballet production combining theatre, choreography, music, architectural design and projection mapping.

Some of the potential events being lined up for the new venue include:

  • Live music and concerts featuring both international and local pop and dance performers
  • Theatre and dance performances, playing host to touring productions and festivals.
  • Community events including for children and young people
  • A market hall for the best new street food
  • Pop-up dining events for new restaurant concepts
  • Curated retail fairs such as vintage, record, craft or fashion
  • Pre-recorded music events such as dance music and DJ events
  • Exhibitions and art installations from touring and local artists
  • Corporate hire for business events and conferences
  • Pop-up cinema and football screenings
